A property in Livra is the unit around which everything else revolves: contracts, expenses, documents, tenants. Creating your first one takes a couple of minutes.
Minimum fields
- Internal name: what you call it (e.g. “Camden flat”, “Country house”). Doesn’t have to be the official address.
- Address and postcode: shown in documents generated by Livra.
- Type: flat, house, garage, commercial, etc. Influences default templates and categories.
- Mode: rental, my home or both. See The three modes.
Optional fields that help
- Purchase price and acquisition costs: needed to calculate net yield and total return on investment. If you can’t remember, leave blank and fill in later.
- Mortgage: principal, interest rate, term. Without this the app can’t calculate cash-on-cash return. If you bought outright, put 0.
- Year built and floor area: appear in reports and cross-property comparisons.
- HMRC reference / land registry title: useful if you later want to import data from official records.

Uploading a photo isn’t aesthetic, it’s practical: it helps you tell properties apart when you have several and appears in notifications.

Once created, add its most important contract (mortgage or tenancy) by following Register a contract.
