Every property in Livra has a mode, and the mode changes three things: which screens you see, which fields it asks for and how it appears in calculations.
My home
For your main residence or second home where there are no tenants.
- Hides the screens for tenants, tenancy agreements and yield.
- Still tracks expenses, utilities, mortgage and documents.
- The “yield” calculation is replaced with annual cost of the home.
This is what you need if you just want to keep your home in order.
Rental
For properties you rent out to others.
- Enables tenancy agreements, tenants, rent and incoming payments.
- Calculates gross yield, net yield, cash-on-cash return and projection.
- Alerts include contract renewals and rent review dates.
If you’re not sure of your real yield, start with the public calculator and then replicate it inside Livra.
Both
For properties that alternate: months with a tenant, months for personal use (typical for seaside flats or apartments rented seasonally).
- Combines the two views above.
- Months with rental income count towards yield; months without count as personal use.
You can change the mode at any time from the property page. Data isn’t deleted on a mode change; it just gets reorganised.
