A utility in Livra is any service you pay monthly that’s linked to a property: electricity, water, gas, internet, alarm monitoring, service charge or insurance.
Why register it
Three concrete reasons:
- Reminders before a rate change or contract end.
- Cross-property comparison: see where you’re spending more.
- Accurate cash flow: if you don’t enter electricity, the cash flow is lying.
How to add it
From the property page → “Utilities” → “Add”:
- Choose the type (electricity, water, gas, internet…).
- Enter the supplier. If it doesn’t appear, type it manually.
- Average monthly amount (after 2–3 months, Livra recalculates it for you).
- Billing frequency (monthly, bimonthly, quarterly).
- Contract end date (optional but recommended for reminders).
MPAN/MPRN and reference
If you know the MPAN of your electricity supply, the MPRN for gas, or the account number, enter it. This means bills you upload get automatically assigned to the correct utility.
Attach bills
Each time you upload a bill, Livra tries to detect the period and the amount. If it identifies them, it assigns it as a movement to the matching utility and the correct month.
Recharge to tenant
In Rental mode you can mark the utility as “Recharge to tenant”. It then appears in the monthly settlement with the matching tenant.
